The Boundary is a new-build 185-bed student accommodation development in Bath, designed to provide high-quality, energy-efficient living spaces while meeting strict local planning and building regulations. March Consultants Ltd was responsible for delivering a performance MEP specification that balanced sustainability, thermal comfort, and operational efficiency.
A key component of the MEP strategy was the detailed thermal comfort analysis conducted through dynamic simulation modelling. By assessing internal temperature profiles and overheating risks, this analysis allowed the design to optimise passive cooling strategies and eliminate the need for mechanical cooling. This approach not only improved energy efficiency but also reduced ongoing maintenance costs and ensured compliance with TM59 overheating criteria.
Hot water generation was achieved using a bivalent system featuring air source heat pumps, significantly reducing carbon emissions compared to traditional gas-fired systems. Boosted mains cold water was integrated to ensure consistent pressure and flow across all apartments, delivering reliable domestic water services. The space heating strategy incorporated direct electric panel heaters, carefully specified to align with the building’s fabric performance and provide efficient, responsive heating.
Life safety systems, including fire detection and alarm infrastructure, were designed to meet stringent regulatory standards, ensuring occupant protection. Door access and security systems were integrated seamlessly with the building’s IT and power infrastructure, creating a secure and well-connected living environment. Low-energy lighting with occupancy controls was implemented throughout, reducing unnecessary energy consumption and contributing to the scheme’s overall sustainability targets.
